Property Styling for Real Estate Agents in Sydney

We give your vendors a fixed, published price, a free inspection and a written quote within 24 hours of it. We install on the booked day with our own furniture, and destage if the home sells early.

How working with us goes

1. Inspection. Tell us the address and your timeline. We inspect for free and check the rooms, access and what the buyers will see.
2. Quote. We send a written quote within 24 hours of the inspection. Your vendor can approve it and pay the booking fee ($500; 10% for packages of $10,000 and over).
3. Installation. We deliver and install on the booked day. Installation takes from a few hours to a full day for larger homes, and every job is finished on the same day. The property needs to be vacant, clean and accessible.
4. Campaign. The 12 weeks (4 weeks plus 8 weeks free) hire period is included. After that, extra hire is $500 per week as standard ($2,000 for four weeks), and can vary by project.
5. Destage. We remove everything once the property has sold. If it sells early, we simply destage it.

Prices to show vendors

These are our published “from” prices for full styling, plus GST. Prices assume full styling, easy access for houses and a few stairs for apartments (+5%), and a home within 15 km of our Lidcombe warehouse. Some regions add an area adjustment (North Shore, Eastern Suburbs and harbour areas +20%), and homes further from our warehouse add a distance adjustment: 5% (15–30 km), 10% (30–50 km) or 25% (more than 50 km). The adjustments add together. The columns show most of Sydney, and the same home in North Shore, Eastern Suburbs and harbour areas +20%(Upper North Shore, Lower North Shore, Northern Beaches, Eastern Suburbs, Canada Bay & Strathfield). Prices shown are for homes within 15 km of our Lidcombe warehouse. Further away adds 5% (15–30 km), 10% (30–50 km) or 25% (more than 50 km). The adjustments add together. Pay Later for vendors

Through Elepay, vendors can defer the cost of styling for up to 180 days, enough to cover the campaign and settlement. Applications take a few minutes, up to $10,000 is approved instantly, and fees range from 3.45% to 7.95% depending on when they pay. Apply with Elepay.

When a vendor hesitates about the cost

These are points to reason through with the vendor. We don’t promise a sale price and you shouldn’t either.

• Put the cost in context. Styling is a marketing line item next to photography, advertising and agent fees. Show the vendor the published number so there are no surprises.
• Start with the rooms that matter. If budget is tight, style the living area, main bedroom and entry. See when styling is and isn’t worth it.
• Remove the upfront cost. Pay Later defers the cost for up to 180 days.
• The vendor isn’t locked in if they sell early. We destage when the sale is confirmed. Note the hire price is for the agreed period and isn’t discounted for an early sale.
• Compare like for like. Our quote checklist shows what to look for in any styling quote.
• Be honest when styling won’t help. If the buyer is buying the land, or the home needs repairs first, say so. It keeps your credibility.
