At Sparkle Space Styling, full home staging in Sydney costs from $2,113 + GST for a small apartment up to $6,500 + GST for a large house in most areas, with a +20% adjustment in the North Shore, Eastern Suburbs and harbour areas. Homes further than 15 km from our Lidcombe warehouse add 5% to 25% for distance. The price includes furniture, delivery, installation, 12 weeks (4 weeks plus 8 weeks free) of hire and removal.

Prices by home size
These are our published “from” prices for full styling, calculated from the same pricing as our instant estimate. Prices assume full styling, easy access for houses and a few stairs for apartments (+5%), and a home within 15 km of our Lidcombe warehouse. Some regions add an area adjustment (North Shore, Eastern Suburbs and harbour areas +20%), and homes further from our warehouse add a distance adjustment: 5% (15–30 km), 10% (30–50 km) or 25% (more than 50 km). The adjustments add together. Houses include townhouses, duplexes and villas.

Premium styling is available for every home, and Luxury for houses. In the +20% areas a 5-bedroom house with two living areas is from $8,984 + GST at Premium and $11,210 + GST at Luxury; a 6-bedroom house with three living areas is from $13,748 + GST at Luxury.

What changes the price
Bedrooms and living areas
We price room by room. In most of Sydney a house is $400 per extra bedroom and $800 per living area; an apartment is $350 per bedroom and $700 per living area. That is why a second living area makes a real difference, and why we publish houses by both bedrooms and living areas.
Where the property is
The room rates above apply everywhere. A region adjustment is then added to the total: North Shore, Eastern Suburbs and harbour areas +20% (Upper North Shore, Lower North Shore, Northern Beaches, Eastern Suburbs, Canada Bay & Strathfield), and nothing in the rest of our Sydney regions.
Distance from our warehouse
Our furniture travels from our Lidcombe warehouse, so distance matters as well as region. Homes within 15 km have no distance adjustment; further away adds 5% (15–30 km), 10% (30–50 km) or 25% (more than 50 km). A home in Katoomba and the Blue Mountains (about 68 km) pays 25% more than the Western Sydney price shown, and a home in Austral (about 23 km) pays 5% more than the standard South West Sydney price. The area, distance and access adjustments add together.
Access
Stairs, small lifts and parking affect how long delivery takes, so access adjusts the total:
- Easy: ground level or a lift to the door, with parking out front: No change
- A few stairs: some steps or a short carry from where we park: +5%
- Tricky: several flights of stairs, a small lift, or no nearby parking: +10%
Styling level
Standard and Premium styling are offered for every home, and Luxury for houses. Each has its own room rate (a house is $400 per bedroom at Standard). Partial styling is available for homes that are still lived in.
Worked example: a 3-bedroom house in two parts of Sydney
Take a 3-bedroom house with 2 living areas (3 bedrooms, 2 bathrooms, 2 living areas, dining, kitchen and alfresco) with easy access. In Parramatta & Cumberland (no area adjustment) that comes to $4,400 + GST. The same house on the Upper North Shore (+20%) comes to $5,280 + GST, a difference of $880. If the Parramatta house had a few stairs to the door, the access adjustment would move it from $4,400 to $4,620 + GST. If the campaign ran four weeks beyond the 12 included, extra hire at the standard rate would be $2,000. Your final price is confirmed after the inspection.
Extending the hire
12 weeks (4 weeks plus 8 weeks free) is included. After that, extra hire is $500 per week as standard, and this can vary by project. If your home sells early we simply destage it.
Paying for styling
A $500 booking fee confirms your date (for packages of $10,000 and over it is 10%), and the balance is due 1 week before installation. Through Elepay, Pay Later lets you defer the cost for up to 180 days, enough to cover the campaign and settlement. Up to $10,000 is approved instantly, and fees range from 3.45% to 7.95% depending on when you pay.
